Property Prices in Hammersmith

Does anybody have a view where they are going? I see from the item on the front page that the average price of a home locally is over half a million.  I really like this area but can't help feeling the best thing for a homeowner to do now would be to cash up and rent in a cheaper part of the country.

Hammersmith, like many areas of West London, is seeing virtually no new net supply of property particularly family sized properties so prices are likely to be well supported. The only danger for price levels are interest rates which are so low at the moment that most people can manage their monthly payments even in tough times. If you think interest rates are going up then don't buy property.

I really hope they go down. What I like about Hammersmith it is socially mixed but if the Council manage to 'Shirleymander' out council tenants and property prices force out normal people it will become a bankers' enclave and lose any sense of community.
