An office building by the Hammersmith Flyover may be knocked down and replaced with a new 14-storey, 291-room student accommodation block.
Sussex Place is located opposite to St Paul’s Church on the south side of the highway. Its redevelopment would also deliver wider landscaping improvements. A total of 35 per cent of the rooms are to be ‘affordable’.
Situated just a few minutes’ walk from the station, the existing 1980s office building is described in planning documents as “outdated, inefficient, and in need of comprehensive refurbishment”.
It is also reportedly due to soon become vacant, meaning the site is ripe for redevelopment.
In a report filed with Hammersmith and Fulham Council, consultants at Boyer, on behalf of McLaren Property, wrote there has been “early engagement” with Imperial College London and that a nominations agreement has been agreed for use of the rooms.

The rooms themselves are to be a mix of studios and ‘cluster flats’, 10 per cent of which will be accessible.
There will also be amenities such as study spaces, a reception and a roof terrace on the twelfth floor.

Boyer wrote: “The existing building has a dated, poor quality and unattractive interior and exterior and is not fit for modern office needs. It is currently partly occupied by Notting Hill Genesis but is in need of comprehensive refurbishment, as outlined within the submitted letter from Hanover Green. The building does not relate successfully to the surrounding grain and townscape.”
Ensuring it remains smaller than the church was a change recorded as coming out of consultation ahead of the application being submitted, with other alterations to early plans including improvements to the public realm.
Documents note that it is hoped the redevelopment will begin later this year and be complete by September 2028.
McLaren Property, the developer proposing the scheme, was approached for comment.
The area around the flyover is earmarked to change fairly significantly over the next 15-plus years.
In Hammersmith and Fulham Council’s draft Local Plan, published last October, it was revealed the local authority is looking to work with Transport for London (TfL) and “other stakeholders” to demolish the 1960s Flyover and replace it with a tunnel.
It stated the removal of the Hammersmith Flyover and parts of the A4 would free up land for development and reconnect communities separated by the road.
The council ran a public consultation on the draft plan between October 29 and December 10 last year.
It has several more stages to go though it is hoped it will be ready for adoption in November 2027, to run until 2042.
